The Best Time of Year for Snowbirds to Schedule a Flooring Project

If you're one of the thousands of part-time residents who split the year between Central Florida and somewhere up north, you already know your house has a rhythm the rest of the year doesn't follow. Empty for months, then full of life again. That rhythm matters more than most homeowners realize when it comes to planning a flooring or remodeling project.

We work with a lot of snowbird households here in The Villages and around Wildwood, and the timing question comes up almost every time: should we do this while we're here, or while we're gone? There's a real answer, and it depends on the project.

The case for doing it while you're away

An empty house is, in a lot of ways, an easier house to work in. No furniture to dodge around every day, no pets underfoot, no need to keep a kitchen or bathroom functional for daily use. If you're comfortable coordinating remotely — checking in by phone, having a neighbor or property manager keep an eye on things, or simply trusting your installer to send photos along the way — an empty house lets a project move at its own pace without disrupting anyone's routine.

This works especially well for larger jobs: a whole-house flooring replacement, a shower remodel, or new countertops and cabinets. These are projects where dust, noise, and a few days of limited access are part of the process. Nobody wants to live through that if they don't have to.

The case for doing it while you're here

On the other hand, plenty of homeowners simply want to see it happen. They want to walk through the samples in person, watch the installers work, ask questions as they come up, and make small decisions on the fly — where a transition strip lands, which direction the plank pattern runs, how a tile layout looks against the light in the room. If that's you, there's nothing wrong with scheduling the work during your season here. It just means working around your calendar a little more, since Central Florida's contractor schedules tend to fill up during the months when most snowbirds are actually in town.

Why the shoulder seasons work well

If you have any flexibility, late spring and late summer tend to be good windows. The winter season, when most snowbirds are here, is naturally the busiest time of year for flooring and remodeling companies throughout The Villages and surrounding areas — everybody wants their project done while they're around to enjoy it, which means schedules book out further in advance.

Late spring, after most snowbirds have headed north, and late summer, before the fall return, tend to have more open scheduling availability. Humidity is higher during Florida's summer months, but that's a manageable factor for an experienced installer, not a reason to avoid a project. Materials like luxury vinyl plank and tile handle Florida humidity well when installed correctly, regardless of season.

Planning around an empty house

If you do decide to have work done while you're gone, a little advance planning goes a long way:

Arrange access. Whether it's a lockbox, a smart lock code, or a trusted neighbor with a key, your installer needs a reliable way in and out each day.

Set expectations on communication. Ask for a simple check-in schedule — photos at key milestones, a call when the project wraps — so you're not left wondering how things are going.

Plan for the return. Time the completion date so there's a few days of buffer before you're back, not the day before. Flooring needs time to settle, and a rushed finish invites problems that a properly paced one wouldn't have.

Handle the HVAC question. An empty house still needs climate control running to protect new flooring and finishes, especially during Florida's humid months. This is worth discussing with whoever's managing your home while you're away.

It doesn't have to be one or the other

Some of the best snowbird projects we've been part of split the difference: the homeowner does the showroom visit and picks materials in person during their season, then leaves the actual installation for the following empty months once decisions are made and samples are chosen. That way, the fun part — picking out the LVP, the tile, the countertop — happens with you in the room, and the disruptive part happens without you having to live in it.
